Public and commercial projects begin with Owner goals and site analysis. Proper siting, access, and circulation are critical for buildings intended for public use.

We work on new construction, renovations, and adaptive reuse projects. All projects address:

Integrated Design Services

We provide full architectural services and coordinate all required consultants, including civil, structural, mechanical, electrical, and landscape engineers. Consultant coordination is included in a clear, consolidated fee.

Our process is straightforward and Owner-focused. Design options are presented clearly, and final decisions remain with the Owner. We also provide construction support to ensure clear communication between the Owner and Contractor.

Design Phases

Schematic Design / Master Plan:

This phase defines the project scope. Codes (Zoning and Building Codes) are reviewed immediately. We develop multiple layout options that meet the Owner’s program needs. Site planning, building massing, energy performance, and systems such as heating, cooling, and solar design are considered together. Phased development can be planned when long-term expansion is needed.

Design Development:

Schematic Design is refined with major materials integrated with Structural, Mechanical, Electrical and code issues studied in depth so that final Drawings can proceed smoothly.

Construction Documents:

After the Design Development phase is approved, we prepare detailed drawings for permits and construction.  Coordination between Siegel Design and Engineering consultants plays heavily  Owner involvement focuses on selecting finishes, fixtures, lighting fixtures, and materials. 

Bidding and Contract Award:

We work with the Owner to coordinate Bidding – often incorporating Contractor requests for substitutions or alternative material approvals.  Final plan review is completed so the project is ready for final Permit upon award of Construction Contract.

Construction Phase Services:

We provide construction phase services from foundation work through project completion. We coordinate between the Owner and Contractor, review construction progress, and help resolve issues to maintain design intent and build quality. Site visits by the Architect usually occur on a weekly basis which helps the Contractor and Owner.  Key products are reviewed and approved prior to installation.  Pay Applications usually are processed on a monthly basis.  Completion includes final Warranty delivery and Maintenance & Operation instructions, lien releases and other related close-out documentation.

Post Occupancy:

We can formally work with the Owner for a Post-Occupancy Evaluation if requested, and in any case work with the Owner and Contractor on “shake-out” corrections which sometimes arise.
